Commercial electrical failures are rarely surprises. They are almost always something that was visible months earlier to anyone looking. A maintenance routine turns unplanned closures into scheduled work.
Quarterly
- Emergency and exit lighting test. Push the test button, confirm 90 minutes of battery. Log it — inspectors ask for the log, not your word.
- GFCI and RCD test on all kitchen, wet-area and outdoor circuits.
- Panel walk. Listen for buzzing, look for discolouration, feel covers for heat, check that clearances in front of every panel are still clear. Storage creeping into panel clearance is the most common violation we find.
- Cord and plug survey on portable equipment, especially in kitchens and workshops.
Annually
- Thermal imaging of panels and switchgear under load. A hot spot at a termination is a failure you can schedule instead of one that shuts you down at lunch service.
- Torque check on accessible terminations, to manufacturer specification.
- Load survey on each panel, so you know your real headroom before someone asks whether the new equipment will fit.
- Grounding and bonding verification, including any equipment added since the last check.
- Lighting audit — light levels, failed fixtures, and where a LED retrofit would pay back.
What triggers an immediate call
Burning smell anywhere near a panel or switchgear. Any breaker warm to the touch. Nuisance tripping on a circuit that never used to trip. Any water intrusion near electrical equipment. Flickering that affects the whole building.
Keep a single-line diagram
Most small commercial sites do not have one, and it costs them every time a contractor starts a job. An accurate single-line and an accurate panel schedule saves hours on every future project, and it is a cheap thing to have produced during a maintenance visit.
Plan work around your trading hours
Anything involving a shutdown — panel work, main breaker replacement, service upgrades — belongs on a night or a weekend.
